I signed up on Air BnB in October 2013 for a trip and listed our guest room on the site in March. We had our first guests booked within a couple weeks! I followed many of the hosting tips listed in the suggestions on the site, and apparently my efforts were successful, since these initial guests extended their stay SEVEN weeks.

We’ve enjoyed hosting thus far and learned quite a bit about how to make a space inviting for people and animals. We’ve had to consider different factors while setting the price for the room, including number of reviews we’ve gotten and budget concerns. For instance, we’ve already needed to purchase several items for the guest accommodations we hadn’t previously considered, such as curtains and replacement towels/washcloths. Air BnB offers a group discussion function, in which I’ve joined the “Culver City and Adjacent Hosts” group. In that group, other hosts offer tips and tricks as well as budget concerns.

One benefit of having been listed on the site is the complimentary photography service. The photographer, who also works shooting weddings, efficiently photographed the entire home in about 30 minutes. These photos turned out fantastic, and although we’ve already changed items and appearances in several rooms of the house since the shoot, the photos do a fantastic job of showing off the space. The natural light beaming through the windows looks as lovely on film (well, digital) as it does in person.

Based on some political actions in the state of New York attempting to minimize illegal hotel operations utilizing Air BnB and rulings from the IRS regarding Air BnB income, the site and its policies may be changing significantly soon. For now, however, the site is relatively easy to use and the payment gateways are simple. Using the site is similar to the process of CouchSurfing, which we did both as hosts and guests for several years (without compensation, as CouchSurfing is more geared toward creating a global community than creating income).
